The calculator uses the midpoint of each band. Add 10–15% if building on a small plot (less efficient material handling) or in a remote location (transport surcharge).
What's included in each grade
- Basic — structural RCC, plain plaster, basic CP fittings, ceramic tiles, simple kitchen, single coat paint. Liveable but minimal.
- Standard — vitrified flooring, branded fittings (Hindware / Cera), modular kitchen base, twin coat paint, basic POP. The "default" middle-class home build.
- Premium — imported tiles or wooden flooring in part, designer kitchen, false ceiling, branded paint (Asian / Berger Premier), aluminium-framed windows, partial home automation.
- Luxury — Italian marble, full home automation, bespoke kitchen, branded sanitaryware (Kohler, Grohe), AC ducting, designer lighting, premium paint and finishes.
Cost split is roughly 60% materials, 30% labour, 10% overheads (architect, plan approval, water connection, contingency).
FAQ
Does this include the cost of land?
No — only construction. Land cost is separate and varies enormously by location.
What's not included in the per-sq.ft rate?
Land registration / stamp duty, plan-approval fees, water and electricity connections, compound wall, landscaping, furniture, and kitchen appliances. Budget another 8–12% on top of construction cost for these.
Can I get a better rate with a contractor?
Quoted "labour-plus-materials" turnkey rates from contractors are typically the same as DIY material-procurement plus labour because contractors get bulk-purchase discounts but add their margin. The convenience is real though — DIY procurement is a full-time job.
